  • Booking is done entirely through our booking page, or click this link to Book Now. You can schedule your shoot, confirm services, and manage your order all in one place. We require bookings at least 24 hours in advance. Need something sooner? Same-day bookings are available for a surcharge and are scheduled at your photographer's earliest field opportunity — just note you'll need to be available on their timeline if the property is agent-entry only.

  • We're based in Auburn and shoot across Placer, Nevada, El Dorado, and Sacramento counties — including Auburn, Roseville, Rocklin, Lincoln, Grass Valley, Nevada City, El Dorado Hills, Placerville, and Sacramento. No trip fees to any city in our service area.

  • Our Essential package starts at $225 and includes 20 HDR MLS photos, 5 drone photos, and a basic floor plan — ideal for listings up to 1,500 sq ft. Our most popular Prestige package is $495 and includes 40 MLS photos, 10 drone photos, 4 virtual twilight photos, a standard video walkthrough, and a basic floor plan. We also offer fully à la carte ordering if you'd prefer to build your own package. No trip fees. No weekend surcharges.

  • Photos and drone images are delivered within 24 hours of your shoot. Video walkthroughs are delivered within 72 hours. 3D virtual tours and floor plans are delivered within 24 hours. All media is delivered through your client portal, ready for MLS upload and social sharing.

  • Yes — we shoot on Saturdays with no weekend surcharges. We are closed on Sundays. Standard pricing applies regardless of the day.

  • Our Triple R Guarantee - Retouch, Reshoot, or Refund - applies to all photo services including drone photography. If you're not satisfied with your images, we will retouch them, reshoot the property, or refund your order. For video services, we offer revisions with a minimum 24-hour turnaround per revision round.

  • We require 24 hours notice to reschedule at no charge. A $50 rescheduling fee applies from your third rescheduling onward. Same-day bookings are non-refundable once your photographer is dispatched.

  • Yes - we work with both individual agents and brokerages across our service area. For brokerage partnerships, volume pricing, and invoicing arrangements, please contact us directly to discuss your team's needs.

  • Our standard video walkthrough is $240 à la carte. A premium video walkthrough is $475. Social media reels start at $125, and drone video add-ons are $180. Video is also included in our Marketing, Video and Showcase packages.

The premium walkthrough includes advanced color grading, music scoring, and a more cinematic edit style suited for high-end listings and luxury marketing campaigns.

  • Standard and Premium walkthroughs are typically 60–90 seconds — the optimal length for a more immersive presentation and MLS embeds. Social media walkthroughs run 30-60 seconds.

  • Yes. We deliver the format that fits your needs - vertical (9:16) for Instagram Reels, TikTok, and Facebook Stories, or horizontal (16:9) for YouTube, MLS, and email campaigns.

  • Yes, all music used in Welkin Visuals productions is licensed for commercial use, including social media platforms. You can post directly to Instagram, Facebook, YouTube, and TikTok without copyright concerns.

  • All video productions are delivered within 72 hours of your shoot via your client portal. Video editing is more involved than photo editing and this turnaround ensures your video is polished, not rushed.

  • Yes. We offer revisions on all video productions. Each revision round has a minimum 24-hour turnaround. Please provide consolidated feedback in one pass to keep the process efficient.

  • Absolutely, in fact, listings with both professional photos and video consistently generate more views and inquiries than photo-only listings. We can shoot photos, drone, and video in a single visit so you're not juggling multiple booking days.

Drone FAQ

  • Drone photos are available à la carte: 5 images for $145, and 10 images for $195. 30 second Drone video is $180, perfect for marketing land only listings. Drone photos are also included in all packages, Photo, Marketing, Video, and Showcase.

  • Yes, we are fully FAA Part 107 licensed for commercial drone operations. Every drone shoot is conducted in compliance with current FAA regulations and local airspace rules.

  • Yes. FAA regulations prohibit drone photography near airports and protected wildlife reserves. Individual cities and counties in our service area may also have additional local restrictions. If your listing is near an airport or restricted zone, contact us before booking and we'll confirm whether drone operations are permitted at that address.

  • Safety is our first priority. If conditions are unsafe for drone operations on your scheduled shoot day, we will reschedule the drone portion at no additional charge. Ground photography can still proceed as planned on the original date if the property is ready.

  • Drone images are edited and delivered within 24 hours of your shoot via your client portal, alongside your ground photography.

  • Aerial photos and video show the full lot, property boundaries, proximity to amenities, neighborhood context, and surrounding landscape - details that are impossible to capture from the ground. For acreage properties, corner lots, waterfront homes, and anything with a view, drone is essential.

  • Often yes, even a modest home benefits from an exterior aerial shot that shows the full lot and street context. For listings in desirable neighborhoods, drone shots showing proximity to parks, schools, and main roads can be a strong marketing asset regardless of property size.

3D Tour FAQ

  • 3D virtual tours start at is $125 à la carte. It is also included in our Video and Showcase Packages.

  • We use both Matterport and Zillow 3D Home depending on your listing's needs. Matterport delivers a premium immersive walkthrough experience. Zillow 3D Home integrates directly with your Zillow listing for maximum buyer exposure.

  • Yes. Both Matterport and Zillow 3D Home tours generate an embed link compatible with most MLS systems, Zillow, Realtor.com, and your personal listing pages.

  • Capture time depends on the size of the property. Most homes take 30–60 minutes. Larger or more complex properties may take up to 90 minutes.

  • Your 3D tour is processed and delivered within 24 hours.

  • Tour links remain active for the duration of your listing. Contact us if you need a tour extended beyond a standard listing period.

  • No, 3D tours are fully browser-based. Buyers can walk through the property on any device without downloading an app or plugin.

  • Yes. This is one of the biggest practical benefits for agents. Buyers who have already taken a virtual tour arrive at showings far more qualified and serious. It filters out casual browsers and saves you time.

Floor Plan FAQ

  • A basic floor plan is included in all our packages and A La Carte photo services. A premium 3D floor plan is included in the Video and Showcase packages. Floor plans are also available à la carte, contact us for current standalone pricing.

  • A 2D floor plan is a clean overhead diagram showing room layout, dimensions, and flow, standard for MLS and listing brochures. A 3D floor plan adds depth and perspective, showing walls, openings, and spatial relationships in a way that's easier for buyers to visualize, especially remotely.

  • We use mobile LiDAR scanning software to capture the floor plan of the property on location. LiDAR uses laser measurement technology to produce accurate room dimensions and layouts quickly and non-invasively.

  • LiDAR scanning is highly accurate, but as with all measurement methods, minor variances can occur. Floor plan measurements are provided as a guide and should not be used as a substitute for a professional survey or architectural drawing.

  • Floor plans are delivered within 24 hours of your shoot via Spiro, alongside your photos and any other media ordered.

  • Tour links remain active for the duration of your listing. Contact us if you need a tour extended beyond a standard listing period.

  • Yes. Our floor plans are delivered in formats ready for MLS upload, listing brochures, and digital marketing. You will receive 2 versions, one with measurements and one without.

Photography FAQ

  • Photography starts at $150 for 10-15 HDR MLS-ready images. Our full à la carte menu includes 20, 40, or 60 image sets. Package pricing starts at $325 with our Photo package. All prices include editing, color correction, and MLS-optimized delivery - no hidden fees.

  • That depends on the package or à la carte selection you choose. Our options range from 10 HDR images up to 60 HDR images. For most mid-range listings, 40 images covers every room, exterior angle, and key detail your buyers need to see.

  • It depends on the service or package and complexity of the property booked. A typical Photo package takes around 45 minutes. Twilight shoots typically take 30–45 minutes and are scheduled around sunset timing for your area.

  • All edited photos are delivered within 24 hours of your shoot via your client portal; our media delivery platform. MLS-ready.

  • HDR (High Dynamic Range) photography combines multiple exposures of the same shot to capture the full range of light in a room — bright windows and dark corners, all in one perfectly exposed image. The result is interiors that look bright, clean, and true to life rather than washed out or underexposed.

  • Yes, virtual twilight is available as an à la carte add-on for $40, and traditional twilight shoots are $285. Virtual twilight is created in post-production from your daytime exterior shots. Traditional twilight is shot on location at sunset for a premium cinematic look.

  • Yes. All delivered images are exported at MLS-compliant resolution and file size. They are also sized for social media use, so you can go straight from delivery to posting without any resizing.

  • If you're not satisfied with your photos for any reason, we will retouch the images, reshoot the property, or issue a full refund, your choice. No argument, no hassle.
